EPC Band C Is Mandatory by October 2030

All privately rented properties in England and Wales must achieve at least EPC Band C. Non-compliance carries fines of up to £30,000 per property.

From October 2026, the new Home Energy Model replaces the single A-G rating with four separate metrics. Properties with fossil fuel heating will not be able to achieve Band C on the Heating System metric.

There Are Two Routes to a More Efficient Home

If your household income is £36,000 or less, or you live in a low-income area, you may qualify for a fully funded upgrade under the Warm Homes Local Grant. This government scheme covers up to £30,000 of improvements per property, including insulation, heating upgrades, solar panels, and air source heat pumps, with zero cost to you. Eligibility is based on income or postcode, not on credit history.

If you don't qualify for a free grant, you're not out of options. We can introduce you to third-party finance providers offering 0% interest plans, meaning you can spread the cost of your upgrade over time with no added interest. Finance is subject to status and provided by regulated lenders. We act as an introducer only, so there's no obligation and no hard sell.

The Warm Homes Plan is the UK government's flagship £15 billion programme to upgrade 5 million homes by 2030. Alongside this, the Boiler Upgrade Scheme offers grants of up to £7,500 towards air source heat pumps, with no income test required. What is the Warm Homes Plan and who qualifies?+

How long does the whole process take?+

From initial enquiry to completed installation typically takes 4 to 12 weeks, depending on the scheme, measure type, and installer availability. We manage the entire timeline and keep you updated at every stage.

I am a private renter. Can I still get help?+

Yes. Private tenants in receipt of qualifying benefits can trigger a grant application. Your landlord's consent is required, but work is carried out on the property and you benefit from lower bills at no cost to you. In many cases the work can be fully funded without cost to the landlord either.

What EPC rating does my property need to be?+

Most grant schemes prioritise properties rated EPC D, E, F, or G. The aim is to bring these up to EPC C or above. If your property is already rated C or above, you may still qualify for the Boiler Upgrade Scheme or 0% finance for further improvements.

Does Cucumber Eco cover the whole of the UK?+

What is an EPC and why does it matter?+

An Energy Performance Certificate (EPC) rates your property's energy efficiency on a scale from A (most efficient) to G (least efficient). EPCs are legally required when selling or renting a property. Landlords in England and Wales must have a minimum EPC E rating now, with EPC C required by 2030 under proposed MEES regulations. A low rating can also affect your mortgage options.

What is the 2030 MEES deadline for landlords?+

Under proposed Minimum Energy Efficiency Standards (MEES) legislation, landlords in England and Wales will need to ensure all rental properties meet EPC C by 2030. Fines of up to £30,000 per property apply for non-compliance. Acting now through grant funding can eliminate compliance costs entirely.
